If you already have a mortgage, we'll look at whether it can be transferred to your new property, known as porting, and compare this with the alternative of arranging a new mortgage. We'll take into account your existing interest rate, any early repayment charges, additional borrowing requirements and the products available from other lenders.

We'll also establish how much you can comfortably borrow and obtain a Decision in Principle, giving you a clear idea of your budget before you make an offer on your new home.

Can I get a mortgage with only one year's accounts?

Yes, in many cases you can.

While some lenders require two or three years' trading history, there are lenders that will consider self-employed applicants with just one full year's accounts or tax return.

The options available will depend on your individual circumstances, including your trading history, income, deposit and credit profile. We'll assess your circumstances and identify lenders whose criteria are suited to your situation, rather than simply waiting until you have another year's accounts.
